These are the terms on which Much Cleaner Limited provides cleaning services. By booking a clean with us — online, by phone, by email or by message — you agree to them.
1. Who we are

In these terms, "you" means the person or business booking the clean — which may be a letting agent or landlord booking on behalf of a tenant.
2. Quotes and prices
Prices quoted on our website and in writing are fixed prices for the property as you have described it. They include all materials, equipment and travel within our London coverage area.
A quote is based entirely on the details you give us: property type, number of bedrooms, bathrooms and WCs, whether carpet cleaning is needed and in how many rooms, the condition of the property, and any extras selected. If those details are wrong, the price will be wrong.
Properties of five bedrooms or more are priced individually.
Quotes are valid for 30 days unless we say otherwise.
If the property is not as described
This is the clause that matters most, so we state it plainly. If, on arrival, the property is materially worse than described — heavy soiling, mould, grease build-up, rubbish or belongings left behind, or rooms and areas that were not declared — we will contact you before continuing and agree a reasonable adjustment to the price to cover the additional time, labour and materials required. No extra chargeable work is ever carried out without your approval.
If we cannot reach you, we will complete only the work covered by the original quote and tell you what was left.
3. Booking and confirmation
Submitting a booking request is an offer, not a confirmed booking. A booking exists once we confirm the date in writing by email. Until then the slot is not held.
4. Access to the property
You are responsible for making sure we can get in at the agreed time, and you must tell us how access will work — keys at an office, a key safe, a tenant present, or otherwise.
You must also make sure the property has working electricity, running water and hot water. We cannot carry out an end-of-tenancy clean without them.
If we cannot gain access, or the utilities are not on, and we have travelled to the property, we may charge a failed-access fee of £50 to cover the wasted visit.
5. What is included
An end-of-tenancy clean covers the areas set out in your quote. The base price includes one hallway, one reception room, one kitchen and one bathroom — plus the staircase and landing on houses. Additional rooms, bathrooms and WCs are charged as shown on your quote.
Unless expressly included in your quote, we do not carry out:
- Cleaning that needs ladders or working at height beyond normal reach.
- Exterior windows above ground-floor level.
- Removal of rubbish, furniture or belongings left in the property.
- Cleaning of mould caused by damp or structural problems, beyond surface treatment.
- Any work that would be unsafe, or that risks damaging fragile or already-damaged surfaces.
Some marks are permanent. Damage, staining, scratching, limescale burn and wear that pre-dates the clean may not come out, and cannot always be identified in advance.
6. Payment
Unless we have agreed account terms with you in writing, payment is due on completion.
Where we have agreed account terms — typically with letting agents — invoices are payable within 14 days of the invoice date.
We may charge interest on late payment at the statutory rate under the Late Payment of Commercial Debts (Interest) Act 1998, where that Act applies.
7. Cancelling or rescheduling
You can cancel or move a booking by telling us as soon as possible.

If we have to cancel or move your booking, we will tell you as soon as we can and offer the earliest alternative date. If that does not work for you, you pay nothing.
If you are a consumer
Where you book as a consumer rather than in the course of a business, you normally have a 14-day right to cancel. If you ask us to start work within that period and we complete it, you lose the right to cancel once the work is done, and you must pay for what has been carried out. Nothing in these terms affects your statutory rights.
8. If you are not happy with the clean
Tell us within 48 hours of the clean and we will come back and put right anything that falls short of the agreed scope, free of charge. This is the fastest way to resolve a problem — including where a letting agent or inventory clerk has raised a point at check-out.
A re-clean covers work that was in the original quote. It does not cover new mess made after we left, or work that was never quoted for.
9. Insurance and liability
We are fully insured and our cleaning staff are DBS checked.
If we damage something through our negligence, tell us within 48 hours so we can inspect it, and we will repair it, replace it, or compensate you fairly.
We are not liable for:
- Existing damage, wear or defects, or items already broken or unstable before we arrived.
- Damage caused by a defect in the property or its appliances.
- Failure of a deposit claim, a check-out report or an inventory assessment. We clean to the agreed scope; we cannot guarantee a third party's opinion of the result.
- Losses that were not foreseeable, or business losses such as lost rent or lost profit.
Except for the failed-access fee, our total liability for any one booking is limited to the price paid for that booking, except where the law does not allow us to limit it — we do not exclude liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be excluded.
Please secure or remove cash, jewellery and valuables before we attend.
10. Employing our staff
If you employ or engage a member of our cleaning staff directly, other than through us, within 12 months of them last working at your property, we may charge a recruitment fee of £1,000 to cover recruitment and training.

12. General
We may update these terms. The version that applies to your booking is the one published when you booked.
If any part of these terms cannot be enforced, the rest still applies.
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
